It is our job, as your home inspector, to examine the major components of your home prior to your purchase. This gives you an indication if there might be major structural issues or an idea of where in the life cycle existing components might be. For example, you should know if the roof leaks, and if not, how much life still remains. Should you expect to replace it in the next several years or not? Another issue might be the heating and air conditioning unit. Has it been properly maintained? That can be a major repair if it is aged out and near ready to be replaced.

Annual Maintenance Management Inspection
This is a once a year maintenance management inspection dedicated to locating minor maintenance issue before they escalate into major repair issues. This program is available for all residential properties that have had a general home inspection from American Pride Home Inspection Service within the past 90 days. This service is focused on helping our clients maintain their homes and avoiding costly unforeseen major repairs. Annual maintenance inspections are scheduled in the months of October, November and December. This allows for the inspection of active leaking to be detected at the roof area.

A home inspection is a non-invasive visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to or during the inspection process.
A home inspection is intended to assist in evaluation of the overall condition of the dwelling. The inspection is based on observation of the visible and apparent condition of the structure and its components on the date of the inspection and not the determination of future conditions.
A material defect is a problem with a residential real property or any portion of it that would have a significant adverse impact on the value of the property or that involves an unreasonable risk to people on the property.
